OWNERSHIP INFORMATION


Falls Mill Condominiums consist of 121 units, each with their own unique features and layouts. Sizes vary from 660 to 1,800 square feet. All are loft-style, including studio, one-, two-, and three-bedroom layouts. Typically there are a few on the market at any given time.

 

The owners and residents of Falls Mill Condominiums are very proud of our riverside community. A few times per year we hold social gatherings--perhaps a wine tasting in spring; maybe a Halloween party in the fall; and always a holiday party in December.

 

While the condo fees cover the expense of grounds keeping, many residents "adopt" a garden area, which accounts for the beautiful landscape of flowering trees and shrubs which attract a wide array of birds. Spring is abundant with color!

 

With its location right on the Yantic River, wildlife sightings are common, including deer, bald eages, ospreys, herons, turtles and more. Residents with fishing permits can enjoy catching a trout or two in the river as well.

 

The Mill is managed by an on-site property manager who is overseen by the Association's Board of Directors. The Board is volunteer and comprised of six owners. They meet at least six times per year. There are two annual owners' meetings.

 

Monthly condo fees are calculated on the square footage of each condo. Square footage varies significantly, as the size of each unit ranges from a studio to a 3-bedroom.
